Most apartments have monthly to monthly rentals that provide flexibility for everyone. This means that the tenant (you) or the landlord can change or terminate the agreement at the end of each month. If no one renegotiates the contract you signed, the lease will automatically renew every month, so you don't have to continue to sign new documents. To terminate this Agreement, you must give notice.

A time charter means that you agree to stay and pay rent for an extended period of time (usually one year). If you violate the lease, you will lose the deposit and the landlord can sue you. One year has passed and you can't promise to stay.

Is this apartment operated by a property management company or by an individual owner?

You will want to know if the property is managed by a leasing company or by a personal landlord. Companies may not be practical, but sometimes dealing with individuals is a good thing. In any case, you must first investigate to make sure there are no danger signs. For example, you can ask other tenants in the building what their experience is, or talk to their neighbors. Quickly search their company, name or car rental address on Google to see what you can find. How does the lease application approval process work? How long does it take to approve a rental?

Approval can take from three to three weeks, depending on how quickly you get all the information you need to rent a agent and how quickly they can complete it. For us, it took almost three weeks, because we were not prepared, and the cooperation of the four of us was not as good as we should.

Is there a fee?

You usually have to pay a management fee, as they say. It basically pays for the time they spend on fighting for your approval and checking your income, employment, rental history and reference materials. Our management fee is $45 for each lease signatory.

How about the deposit?

After approval, you will need to pay a deposit. When you move out, it will be returned, minus any damage to the repair or cleaning costs. Due to the lack of credit, we have a deposit of $250.

How much would I spend if I want to move into an apartment?

Plus the management fee, credit card check fee and deposit, plus the rent for the first month and the last month, this is the amount you need to pay before you get the key.

What if I am planing to have a dog/cat... or want one?

If you have just moved out of your parents' house, leave all your pets there if you can. If you don't have a pet but want one, I highly recommend you wait. I know that you want an animal friend to accompany you, but you still don't realize how expensive pets are: veterinary bills, vaccines, food, garbage... not to mention finding a place to allow pets can be difficult, you have to pay extra Non-refundable deposit. I assure you that taking care of yourself is challenging enough. You don't need to take care of your pet!

What if my car rental application is accepted? What is next?

After you have paid a large amount of your stay and got the keys, don't forget to check the check-in form. You and the rental agent should visit the property with a checklist to record any damage. This is very important, because if you don't record all the gaps, breaks, scratches, or damage you see, you may be blamed for these things and lose all or part of your deposit.
